​What is supported housing?

Supported housing provides vulnerable tenants with a place that they can call home. It helps young and older adults with a wide variety of needs retain their independence within their local communities and provides a base from which local authorities can give care and support.

Our care partners

Golders Properties works in partnership with various registered and care providers. Our providers support the tenants to maintain their tenancies, pay their bills, improve their well-being and learn to manage day-to-day activities more independently. The support received is in accordance with the assessed needs of each tenant.

Types of accommodation

We offer two types of housing: self-contained and shared accommodation. Self-contained accommodation has all its own facilities. This means that each tenant has his or her own bedroom, bathroom, kitchen and living room.

And shared accommodation where the tenant will most probably be sharing a bathroom and a communal lounge area with other tenants within our supported living buildings.

Length of leases

Most providers will typically lease anything between 3 and 5 years. We do have providers looking to take 10 year leases but these are less common. Please be aware that shorter lease lengths will very often be renewed and often result in a much longer-term commitment.

The types of rents

Supported Living rents broadly fall into three categories and there are many things that affect this including, the tenant type, the location, property type and demand for property in that area.

LHA rates :  

Some providers offer LHA (Local Housing Allowance) rates for supported living property, don’t discount this on a long lease since you won’t be responsible for voids, damages, and without letting agents fees this can pretty soon add up to being equal or better than market rent on the open market.

 

Market rent :

Some of the providers we are speaking to will offer market rent for supported living schemes.

 

Above market rent :

These are available but often needs to reflect a high level of adaptation to a property to meet the needs of its future tenants which are mainly those with physical and learning disabilities
